The less urban one-story shops create a nice transition to the residential/lodging T4 street around the corner.<br/>The awning is 4 feet deep and 6 feet above the sidewalk. These are good metrics to create an intimate space in which to view a small shop. Some designers advise 8 feet above the sidewalk to keep kids from grabbing the awning and damaging it, but that would sacrifice intimacy on the small shopfront and narrow sidewalk.</p>]]></description>

It is an urban type because the setback is usually zero. Here is an example with a delightful double entrance. The door opens onto the porch, as you can see by peeking over the green gate. This presents a formal principal entrance to the street as well as privacy for street-level porch sitters, who did not consider it polite to appear in public (open porch) without a jacket. It does reduce &quot;eyes on the street&quot; from the porch, however.</p>]]></description>

The chamfered (beveled) corner allows the entrance to be shared by two blocks, and to be seen from more directions. This photograph was taken a few months after Hurricane Katrina, so the paper covering the windows may indicate a failed business, and/or may be acting as curtains for a transitional residence. Now (2011) it is a restaurant called Eat, and is covered in hanging ferns.</p>]]></description>

This block is especially interesting because it appears that the sidewalk was extended into the private frontage rather than the stoops and bay windows encroaching into the public frontage. Without looking at a plat map we cannot tell for sure, though the pre-litigation age of the houses would argue for the lot line being at the facade, not at the lower edge of the stoop. In new development, an extension of the sidewalk may be done as a Coordinated Frontage (Smartcode term found under Special Requirements) to shift potential legal liability for stoops, sidewalk signs, planters, etc., onto the private property owner rather than the city.</p>]]></description>

This may occur because zoning regulations force them to have a different form – larger lots, deeper setbacks, etc. This apartment building fits into its context because it has a similar frontage (shallow setback and porch) and building type (house). You can tell how many dwelling units this building contains by counting the mailboxes.</p>]]></description>

Also note the attractive urban inn embedded in an otherwise residential block. Diagonal parking provides more onstreet spaces than parallel parking, needed for the inn. And in turn that contributes to more affordable lodging, if the code does not require offstreet parking.</p>]]></description>

This frontage is useful for shallow setbacks, enough to provide some privacy on the first floor in urban areas. Without plantings, the dooryard here would not provide as much privacy as a typical Northeastern stoop, but the setback and foliage together are good. The wall holds the frontage line and provides some Territoriality, a CPTED security concept. However, CPTED might not like the foliage blocking the window egress.</p>]]></description>

To protect the character of this area, it could be coded T4-O, which would allow the looser form of T4 while preserving the commercial rights. (O stands for Open Function.)<br/><br/>The glazing is 30% of the first floor facade. Percentage of glazing is something that should be carefully calibrated to local character. You may want both minimums and maximums.<br/><br/><br/><strong>To measure glazing percentages on photographs:</strong><br/>Using Histogram&gt;Show Statistics, record the number of pixels in the total first floor facade, then select only the glazing, then record the pixels again. Next, divide smaller number into larger in a percentage calculator. <br/>For best results shoot the facade straight on with no diminishing perspective. (It will work with vertical or horizontal keystoning only if the glazing is symmetrical in the same direction as the keystoning. )</p>]]></description>
